The Keith Corporation has unveiled plans for the final phase of Legacy Park East in Rock Hill, a 178 acre tract that will accommodate up to roughly 1.7 million square feet of Class A industrial space across three buildings.
The Charlotte based developer is marketing the site for sale or lease, with space available in increments ranging from 100,000 square feet to 1 million square feet. Frampton Construction will serve as the project’s general contractor.
Three Buildings on 178 Acres
According to the developer’s marketing materials, the master plan includes three buildings:
- Building 1: a 387,500 square foot rear load facility measuring 310 feet by 1,250 feet, with 36 foot clear heights, 75 dock high doors, 270 auto parking spaces, and 90 trailer parking spaces.
- Building 2: a 273,520 square foot rear load facility measuring 260 feet by 1,052 feet, with 36 foot clear heights, 60 dock high doors, 200 auto parking spaces, and 80 trailer parking spaces.
- Building 3: a 1,046,540 square foot cross dock facility measuring 670 feet by 1,562 feet, with 40 foot clear heights, 180 dock high doors, and expandable parking for 500 autos and 222 trailers.
All three buildings are designed with ESFR sprinkler systems, LED lighting, and built to suit office areas. The site is zoned Industry General, which supports light industrial and general manufacturing uses, including warehousing and distribution.
Location and Access
The property sits one interchange off Interstate 77, between Exits 77 and 79, with access via U.S. 21. The Keith Corporation cites a 35 minute drive to Charlotte Douglas International Airport, 17.3 miles to Charlotte, and a position that places half the U.S. population within a day’s drive. The Port of Charleston is just under three hours away, and the Port of Virginia roughly five and a half.

Existing Park Tenants and Surrounding Industry
Legacy Park East is an established Rock Hill business park whose existing tenants include Pratt Industries, Ross Stores, Pepsi, Scentsy, and Elite Logistix. Nearby industrial neighbors include UPS, DHL, NFI, T.J. Maxx, La Z Boy, West Marine, Composites One, Liquid Death, and Summit. The 330 acre business park began development in 2016 as part of a public private partnership between the City of Rock Hill and Scannell Properties.
The new 178 acre tract represents the final undeveloped piece of the Legacy Park East master plan. The Keith Corporation paid $6.1 million for the land last year.
