FORT MILL, S.C. — The grocery landscape along Fort Mill Parkway is set to get a high-tech twist now that town officials have given the green light to a new “drive-thru only” market. Opie, a Mount Pleasant-based company, has secured approval to bring its app-based, eco-conscious grocery model to the Arden Mill development.
The store will be located at 5529 Arden Mill Drive, situated near the community’s entrance and the local fire station.
Town Gives Unanimous Approval
The project cleared a major regulatory hurdle on June 17, 2025, when the Town of Fort Mill Planning Commission voted 5-0 to approve the commercial appearance review for the site.
The approval allows for the construction of a large canopy over the parking area, a key feature of the store’s operations. According to plans presented by architect Lindsey Mayes, the canopy will cover four designated parking spaces, protecting customers and staff from the elements during loading.
During the meeting, commissioners discussed the logistics of the site, specifically focusing on parking in the busy Arden Mill commercial area. Planners confirmed that Opie has an agreement for 12 designated parking spaces—four under the new canopy and eight additional spots—to manage traffic flow.
A New Way to Shop
Unlike traditional supermarkets where customers walk the aisles, Opie operates entirely as a micro-fulfillment center. The concept is designed for maximum efficiency, often fulfilling orders in just minutes.

Operational Details & Sustainability
While the brand typically markets a 24/7 service model, Mayes clarified to the commission that the Fort Mill location will operate from 5:00 a.m. to 11:00 p.m. daily. Addressing concerns about light pollution, the applicant confirmed that signage will be illuminated but designed to match existing Arden Mill standards, avoiding direct light spill into nearby residential second floors.
Beyond convenience, the brand emphasizes sustainability. Founded in 2021 by a group of Citadel graduates, Opie utilizes smart energy systems, 100% post-consumer recycled paper bags, and recycles 99% of its cardboard waste.
